Located in Heriot, just 30 minutes from Edinburgh, The Grange Estate is a substantial contemporary private residence set within acres of open landscape, with uninterrupted views down the valley towards Galashiels. The property itself extending to approximately 9,000 square feet across three levels, accommodates up to fourteen guests across six bedrooms, with an additional nursery if required. The principal living spaces and master suite feature dramatic floor-to-ceiling glazing that frames the sweeping valley views and floods the interiors with natural light.

The estate includes an extensive private leisure suite comprising a large indoor swimming pool, gym, sauna, indoor and outdoor hot tubs, and a cinema snug. Within the gated grounds are landscaped gardens, a kids astro football pitch, a children’s play park and secure parking, creating a setting equally suited to executive gatherings and multi-generational family stays.

Initially, The Grange Estate will welcome corporate bookings, curated retreats and high-end short stays. Importantly, The Grange Estate operates on a luxury-without-intrusion model. The residence is not staffed as standard, preserving the privacy and freedom of a true private home. Guests may opt to engage a dedicated house manager to curate experiences through a trusted network of pre-vetted suppliers, including private chefs, catering teams, wellbeing practitioners, chauffeurs and event specialists.

Day-to-day estate management and guest experience will be overseen by Louise Shepherd, Estates Manager, ensuring that the property’s standards are maintained with discretion and care.
