Noise, Nuisance and Anti-Social Behaviour Policy

The Grange Estate is committed to providing a peaceful, safe and enjoyable environment for all guests, neighbours, staff and visitors. As a luxury retreat and accommodation venue, we operate a strict zero-tolerance approach to excessive noise, anti-social behaviour and any activity that may negatively impact neighbouring properties or the wider community.

All guests are required to comply with this policy throughout their stay.

Respect for Neighbours

The Grange Estate is situated within a residential and rural community. Guests must conduct themselves in a manner that respects our neighbours and the surrounding area at all times.

Guests must not:

  • Create excessive noise that can be heard beyond the property boundary.
  • Cause disturbance to neighbouring properties.
  • Play amplified music outdoors.
  • Use external speakers, PA systems, DJ equipment or sound systems without
  • prior written consent.
  • Engage in behaviour likely to cause alarm, distress or nuisance to others.
 

Quiet Hours

To protect neighbouring residents and ensure a peaceful environment, the following quiet hours apply:

Outdoor Areas

  • Quiet hours commence at 10:00pm and continue until 8:00am.
  • During these hours, guests must move indoors and keep conversations and
  • activities to a minimum noise level
 

Indoor Areas

  • Music, television and entertainment systems must be kept at a reasonable volume at all times.
  • After 10:00pm, noise levels should be reduced significantly to avoid disturbance outside the property.
 

Parties and Events

The Grange Estate is not a party venue.

The following are strictly prohibited unless expressly authorised in writing:

  • House parties.
  • Stag parties.
  • Hen parties.
  • Student parties.
  • Birthday parties involving non-resident guests.
  • Large social gatherings.
  • Unauthorised events.
  • Commercial entertainment events.

Any booking found to be hosting an unauthorised party or event may be terminated

immediately.

 

Anti-Social Behaviour

The Grange Estate operates a zero-tolerance policy towards anti-social behaviour.

Examples include, but are not limited to:

  • Aggressive, threatening or abusive behaviour.
  • Excessive intoxication resulting in disturbance.
  • Harassment or intimidation of neighbours, staff or guests.
  • Disorderly conduct.
  • Criminal activity.
  • Vandalism or property damage.
  • Littering.
  • Fireworks.
  • Use of illegal substances.
  • Any activity that causes nuisance or distress to others.
 

Visitor Restrictions

Only guests included within the confirmed booking may stay at the property unless agreed in writing by management.

  • Unauthorised visitors may result in:
  • Additional charges.
  • Immediate termination of the booking.
  • Loss of security deposit.
 

Monitoring and Complaints

The Grange Estate reserves the right to investigate any complaints relating to noise, nuisance or anti-social behaviour.

Where a complaint is received:

  1. Guests may receive an immediate warning.
  2. Management may attend the property to investigate.
  3. Guests may be required to reduce noise immediately.
  4. Serious breaches may result in immediate eviction.
 

Repeated complaints will not be tolerated.

 

Breach of Policy

Where guests breach this policy, The Grange Estate reserves the right to:

  • Issue formal warnings.
  • Require immediate compliance.
  • Retain all or part of any security deposit.
  • Recover costs arising from complaints, damage or enforcement action.
  • Terminate the booking without refund.
  • Require guests to leave the property immediately.
  • Refuse future bookings.
 

Where appropriate, incidents may be reported to Police Scotland, Scottish Borders Council, licensing authorities or other relevant agencies.

 

Agreement

By confirming a booking and entering The Grange Estate, guests acknowledge that they have read, understood and agree to comply with this Noise, Nuisance and Anti-Social Behaviour Policy.

Failure to comply may result in immediate removal from the property without refund.
